Turkey is changing its rules regarding getting a residence permit lately. Few weeks ago, they changed the rules for getting residence permit or kimlik card via renting a house. Now its time for changing the rules rules for getting a residence permit by purchasing property.
The Turkish Immigration Service has set a minimum purchase price of $ 75,000 in large cities and $ 50,000 in small cities for residency through the purchase of real estate (below the citizenship fee) and has been implementing it since May 2022.
If you have purchased your property in May 2022 and did not do your paper work for getting your kimlik card, and those who purchased after May, are subject to the new law. But those who bought the property before May 2022 and settled on it and now want to extend it, their stay will be extended at any price.
What determines the value of the house in this new rule?
Its not the bank receipt or the valuation known as the expertise. It is the value of the house that is written on the deed!
The expertise is currently not required for residency applications, but it might change in the future.
This new rule creates a problem since some sellers want to avoid taxes, they report the value less than 75K. so you wont be able to get your residence permit that way.

Be advised that for getting only the residence permit, you can not purchase 2 or more small properties that have a total required value of 75K or 50K! You have to purchase one property with the required value.
