    What's the best month to rent a place in Turkey?

    Turkey is dealing with major inflation issues in 2023. Prices go up everyday for basically everything. Despite the fact the government is trying to convince everyone that everything is honky dory, a simple walk in the market will prove you otherwise. All of this will feed into the housing problem in Turkey. Not only Turkey is over populated in its major cities, it has housing problems. So, If you are looking for a place to rent, you are going to have a tough time. This problem gets worse in some months. What's the best month to rent a place in Turkey?

    To answer that question, I'm gonna tell you what are the worst months to try to find a place to rent in Turkey, and you can work the rest out. The worst and hardest months to find a long term rental are spring and summer. You might wonder why is that? well, its simple: it's tourist season.

    Landlords would rather have short term leases at astronomical prices, than to rent their units long term to those who actually live in the cities. Some places will have such ridiculous rent mark ups that the landlords make a whole year worth of rent in a couple of months. If you are living in a city that is a tourist hotspot, well, good luck.
    Turkey is a relatively easy country to move to, and that means the immigrants will make the housing problem a major issue. This has made the renting prices be 4 or 5 times what they were a year ago! If you want to extend your lease, you will be subjected to 25% increase in rent. Those with contracts over five years may be subject to rental increases equivalent to their current rent value. For those individuals, their rent may suddenly significantly multiply, up to around the 40 percentile above.

    If the situation was not awful as is, some lovely landlords have started to draw up lease agreements that would require you to pay the whole year's rent upfront!!! This agreement is known as yıllık or yearlong in Turkey. Security deposit also jumped from 1 month rent, to 2 months worth of rent! If you are using a real estate agent, you have to pay them a lot more these days as well! the addition of at least the equivalent of another month’s rent, plus the 18% value-added tax ("KDV"), and sometimes agents request 10% of the annual rent fee bringing the cost of their services even higher. lovely situation right?

    If you want to look for a place to rent yourself from sahibinden, be sure to rent from the actual owner rather than the real estate pretending to be one.
