    Are there any extra expenses when you buy a house in Turkey?

    When purchasing a house in Turkey, you must keep in mind that there are some extra expenses other than the price of house as well.
    I will list some of these expenses here:

    Deed of the house (Tapu Harci)
    Registering your deed is one of the most expensive "extra costs" of purchasing a property. The amount is equal to 4% of the total value of the property and must be paid to the registry office. So, if you are purchasing a property that costs 250,000 dollars for example, you will be paying 10,000 dollars for registering your house. The payment of this fee is usually divided between buyer and seller!

    VAT (KDV)
    VAT varies depending on the size of the property, the location and geographical location of the property and the year of construction, but usually is between 1 and 18% of the total value of the property and is paid by the buyer. Of course, the Turkish government exempts any foreigner who has not resided in Turkey from paying taxes in a number of specific areas to attract investors.

    Evaluation Report
    Anyone who wants to buy a house in Turkey must submit an evaluation report on the real value of the property to the registry office before documenting it. This report is usually received by the property owner and delivered to the buyer. Document transfer will not be possible without this report. This report is valid for one week only!
    The cost of the evaluation is usually between 1000 and 2000 lira, which is paid by the buyer.

    Translator fee!
    Well, if you do not speak Turkish, you have to hire an official translator which costs between 700 and 1000 lira.

    Utilities fee!
    The bills have to be issued in your name after buying a house. the buyer is responsible of paying these fees which will cost between 1500 and 3000 lira.

    Home insurance (DASK)
    Home insurance is mandatory for all houses. it will cost anywhere between 250 and 500 lira.

    Land registration fee
    The registration office will charge you between 400 to 1300 lira for processing your land. (Döner Sermaye Harcı).

    Real Estate commissions

    The commission of real estate is between 3 to 5 percent of the value of the property. The buyer and the seller pay for it together.
    In some cases, the contract states that the commission is the responsibility of one of the parties to the transaction.
    Usually both parties pay a 2% commission plus VAT.
    Of course, in new construction projects, the construction company will not charge you a commission.
