    We just entered 2023 and the question on a lot of minds is how much the rent in Turkey will increase in 2023? Unfortunately, that is the bleak reality of being a renter. You constantly worry about the rent increase and whether if you can afford to have a home in the new year or not. This is especially true in countries such as Turkey, which the inflation is soaring every single day. This means you will be in a constant battle with the landlords who try their best to suck the new tenants dry, so they can live easier and survive the inflation. Of course, this will lead to a vicious cycle, which we all know too well. Anyway, let's get right to it. How much can your landlord increase your rent in Turkey 2023?

    If you are a new renter, this article will not help you much. As a landlord can charge however much they want for the new tenant and put it in the lease. Here, we are talking about the renewal of lease for the current tenants. Last year, in June 2022, The government placed a cap on rent increase which will be valid until July 2023. According to this rental cap, your rent upon renewal of the contract can not be increased more than 25%.

    This cap on the rent increase will, inevitably, lead to landlords evicting their previous tenants so that they can charge what ever they want for the new tenant. Landlords like this sicken me to my very core, but what can you do. This is the sad reality we live in.

    Luckily, and I'm using the word very generously, there are laws that protect the tenant.

    What happens if your landlord increase the rent above the 25% in 2022-2023 rental cap period?
    Good news is that the increase above this percentage, even if you have been notified beforehand, is ILLEGAL! And you can keep paying your rent as per previous agreement and the landlord can not evict you.

    Can the landlord sue you into paying more?
    Well, yes and no! If it is within 30 days of your renewal contract, then yes. If it's been longer? Then no. specially if there has been no agreement with the parties beforehand.

    The August rent increase rate was announced in accordance with the inflation data for July 2023.

    The Consumer Price Index (CPI) figures for July, as reported by TURKSTAT, have now become clear and are affecting the rent increases. However, due to the government's intervention, the rent increase for August is limited to a certain percentage.

    Concerns arose among property owners and tenants about the rent increase rates for August after the inflation data was released. Typically, the rent increase rate for August is determined based on the 12-month average of the CPI. However, due to the government's limitation on rent increases, a specific rate of increase was determined for this period.

    Minister of Justice Yılmaz Tunç made a statement confirming that the 25 percent rent increase limitation would be extended. According to the announcement, the regulation imposing the 25 percent limitation on rent increase will remain in effect until 1 July 2024. This means that the 25 percent increase limit will continue to apply to rental contracts renewed between 11 June 2022 and 1 July 2024.

    It's important to note that the 25 percent increase limit only applies to housing rents; there is no such restriction for workplace rents.
